Fees applying to all new tenancies from 1st June 2019
We may charge a tenant any or all of the following when required:
- the rent;
- a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
- a holding deposit of no more than one weeks’ rent;
- default fee for late payment of rent (after 14 days);
- reasonable charges for lost keys or security fobs;
- payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by
the tenant;
- payments associated with early termination of the tenancy, when requested by the tenant; and
- payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or
other energy efficiency charges.
Fees applying to all pre-existing tenancies entered before 1st June 2019
We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.
Before you move in;
Tenancy Application Fee – £250.00 inclusive of VAT per property
Includes;
Referencing up to two tenants including;
- Identity
- Immigration and visa confirmation
- Financial credit checks
- Current and previous employer checks
- Previous landlord check (where applicable)
- Contract negotiation and agreement of terms
- Preparation of the tenancy agreement and obtaining tenant and landlord signatures
Additional Tenant - £60.00 inclusive of VAT
Includes;
Processing the application and referencing including;
- Identity
- Immigration and visa confirmation
- Financial credit checks
- Current and previous employer checks
- Previous landlord check (where applicable)
Guarantor Fee - £50.00 inclusive of VAT
Includes;
- Credit referencing of the guarantor
- Preparation of the Deed of Guarantee as part of the Tenancy Agreement
Permitted Occupier Fee – £60.00 inclusive of VAT
Includes;
- Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord
- Provision of documentary guidance and assistance during the tenancy
Inventory and Check-In Fee (tenant share) - £60.00 inclusive of VAT (1 / 2 bedroom) £90.00 inclusive of VAT (3 bedrooms +)
Includes;
- Full photographic record and documentation of all inventory
- Full photographic condition survey off each room
- Explaining how appliances function
- Taking meter readings for utilities and services
Pet Deposit – £100.00 inclusive of VAT
Includes;
- Deposit sum added to the security deposit in a Government authorised scheme
- Deposit taken due to the added risk of damage to the property and may be refundable at the end of the tenancy
During your tenancy;
Amendment Fee – £100.00 inclusive of VAT
Includes;
- Contract negotiation
- Amending terms and updating your tenancy agreement
Renewal Fee (tenant share) - £100.00 inclusive of VAT
Includes;
- Contract negotiations
- Amending and updating terms
- Arranging a further tenancy and agreement
Check Out Fee (tenant share) - £50.00 inclusive of VAT
Includes;
- Agree check out date and time for appointment
- Instruct inventory provider to attend and update schedule of condition / inventory
- Negotiate with tenant and landlord any disbursement of the security deposit
- Return deposit as agreed with landlord and tenant to relevant parties
- Remit any disputed amount to Scheme for final adjudication
Other fees and charges;
Referred Payment Notification - £35.00 inclusive of VAT
Contacting tenant where payment has been referred
Arranging re-presentation of payment with the tenant
Late Payment Charge Notification - £35.00 inclusive of VAT
Contacting tenant when payment is overdue
Arranging payment of the overdue sum with the tenant
Unpaid Rent / Returned Payments – interest at 8% above Bank of England Base Rate from due date
Locked Out (Monday to Friday Office Hours) - £30.00 inclusive of VAT
Attend the property during office hours to provide access to the tenant only
Replacement Key Cutting - £12.00 inclusive of VAT per key
Lost Keys and Lock Changes - £125.00 inclusive of VAT
Void Call Out - £30.00 inclusive of VAT
Out Of Hours Service - £30.00 per hour exclusive of VAT
Where actions of the tenant results in the agent (or nominated contractor) attending the property an additional cost will be levied at the prevailing rate
Professional Cleaning - £28.00 per cleaner per hour inclusive of VAT
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy, with costs deducted from the Security Deposit
Issue of Section 8 (repossession of property) - £75.00 inclusive of VAT
Court Attendance - £35.00 per hour inclusive of VAT
